Rental PoliciesReservations are accepted on a first-come, first-serve basis. You must be age 25 or older to make a reservation; we may ask for identification. There must be 1 adult (over age 25) per 3 people under 25 staying in the unit. We reserve the right to make inspections and request ID for verification purposes.
A Reservation Deposit of 50% is required. Your deposit is due within 10 days from the date you book your reservation. If your deposit is not received within this period, your reservation will be subject to cancellation and cancellation fees. Your deposit will be applied to your rent - the balance is due 14 days prior to arrival.
In addition to the rent and tax, your balance will include a Security Deposit and Departure Fee. This security deposit will be refunded to you by mail approximately three weeks after your departure.
* The security deposit may be used to cover damages to the property or missing items resulting from your stay, late check-out charges, extraordinary cleaning charges, insufficient funds checks, lost keys, lock-out charges, etc. This deposit is not a waiver of our right to charge for damages in excess of the amount of the deposit.
Rental Period
The minimum rental period for most reservations during the Summer Season is one week. Typically, check-in is on Saturday.
During all other seasons, the minimum rental period is three nights. Properties are available for monthly winter rentals.

Cancellations and Transfers
If you need to cancel your reservation, please call as soon as possible. Your reservation deposit, less a $50.00 cancellation fee, will be refunded, provided we receive your cancellation at least 60 days prior to your arrival date for daily/weekly reservations, and at least 90 days prior to your arrival date for monthly reservations. If cancellation is received less than the applicable 60 or 90 days prior to your arrival date, your deposit, less the $50.00 fee, will be refunded only if the property is re-rented for the same time period.
Reservation periods and specific accommodations may be changed, with subsequent transfer of your deposits, any time up to 60 days prior to your arrival date for daily/weekly reservations, and 90 days prior to your arrival date for monthly reservations, subject to availability. Otherwise, reservations and deposits cannot be changed.
Payment
WE DO NOT ACCEPT CREDIT CARDS. We accept cash, traveler’s checks or personal checks with proper identification.
Your account must be settled with us 14 days prior to arrival. If you check in after normal business hours, you must check in the following day.
Taxes
All rental rates are subject to Florida State and local sales taxes totaling 10%. Taxes are charged at the time the reservation is confirmed.
Check-In
Check-in from 4:00 to 7:00 p.m. Central Time. There is no guarantee the property will be ready before 7:00 p.m. If you expect to arrive after 5:00 p.m., please notify our Guest Services office at (850)830-6385 to arrange for key availability, directions and other instructions. If you expect to arrive before 4:00 p.m., early check-in is subject to property availability.
Check-Out
Check-out is no later than 10:00 a.m. This includes all persons, vehicles and luggage. Later check-out is subject to a charge of $50 per hour, unless you receive prior permission from our Guest Services office.
To avoid an extra cleaning charge, you must wash dirty dishes, remove all trash and leave the property in a neat condition.
All keys must be returned upon check-out. A lockbox is available at our Guest Services office for keys returned before 8:30 a.m. Lost or non-returned keys are subject to a charge of $25.00 per key, plus locksmith fees.
